New Jersey Senior Tax Relief: Senior Freeze, ANCHOR, StayNJ
Currently, there are a few different property tax relief programs available through the State of New Jersey for seniors:
Senior Freeze, ANCHOR, and StayNJ. Understanding the three different programs can be a bit confusing, with different eligibility requirements and payment timelines. Here is a short guide to help.
The Senior Freeze program helps cover property tax increases for seniors and disabled homeowners. It is based on residency, income, and age. Applicants must have been 65 or older, or personally receiving Social Security benefit payments, on or before December 31, 2023. They also must have owned and resided in their home since at least December 31, 2020 and through December 31, 2024. Finally, they must have a total annual income of up to $168,268 in 2024 and $163,050 in 2023. Those eligible would receive reimbursement if their current property taxes were more that the base year amount. Payments for Senior Freeze began on
July 15, 2025 and will continue as applications are processed.
The ANCHOR program provides property tax rebates to homeowners and renters. This year's ANCHOR benefit is based on residency, income, and age from 2024. Applicants must be New Jersey residents who owned or rented their primary residence on October 1, 2024. The home or rental must have been subject to property taxes. Homeowners 65 or older who made $150,000 or less would receive $1,750. Homeowners 65 or older who made between $150,000 and $250,000 would receive $1,250. Renters 65 or older would receive $700. Payments for ANCHOR begin on September 15, 2025.
The Stay NJ program reimburses senior homeowners 50% of their property tax bills up to $13,000 for 2024, with a maximum benefit of $6,500. Its goal is to incentivize seniors to stay in New Jersey. Applicants must make below $500,000 and have owned and resided in their primary residence for the full 12 months of 2024. Stay NJ benefits are calculated after ANCHOR and Senior Freeze benefits are determined. If your combined ANCHOR and Senior Freeze benefits add up to less than 50% of your property bill (up to $6,500), Stay NJ would pay the remainder. If your combined benefits are more than 50% of your property taxes, you would receive the larger amount (but nothing additional from Stay NJ). Payments for Stay NJ begin early 2026.
A valid form of ID is required (driver’s license, state ID, passport or passport card). Additional information may also be requested, such as a property tax bill or the Gross income reported on your 2024 NJ-1040.To make things a little easier, there is a combined application for all three programs, due by October 31, 2025.
